The importance of timing when finding the perfect office space!
We have had a couple of prospective tenants miss out on office space we have had available this month because it was leased very quickly.
Here are some quick tips to avoid missing what would have been that perfect space:
- Give lots of notice to the agent and let them know that you are in the market for office space and are actively looking. This will encourage the agent to be proactive when office space becomes available.
- The general rule when looking for new office space is to allow 3 – 4 months for a smaller tenancy and up to 6 months for a larger tenancy. You will make better decisions if you are realistic about timeframes as you won’t need to decide in a rush
- Make sure that your agent knows exactly what you are looking for. You will need to tell them your budget (remember to include outgoigns), fit-out requirements, areas of interest and other important variables eg parking. This will help the agent to not waste your time looking at spaces which are not suitable for your needs and free up time to look at the ones that are!
